We aim to match you with the most suitable property based upon your means and requirements. You can choose to receive information by automated email (the quickest and easiest way to keep updated), or by letter. In order for us to send you details of properties that match your requirements, and continue to do so until find your ideal property, we will require your permission to contact you. Just let our Lettings Team know that you would like to sign up to receive marketing information from us. Remember, you can unsubscribe at any time.

If there is nothing available in your preferred area or retirement development, please contact us about our Bespoke Rentals initiative. We may be able to acquire a property for you to rent or advise you when a property will be coming available.

What is included in my rent?

Your rent includes all the services of the development, the ground rent and the property maintenance, removing the worry about the upkeep of your home and its surroundings. In simple terms, as a tenant you will benefit from all of the following services as do other homeowners within the development:

  • Development Manager - who takes care of the day to day running of the development.
  • 24 hour emergency call system.
  • Buildings insurance.
  • Buildings maintenance and repairs: to the interior and exterior communal areas, windows and extractor fans.
  • Communal area utilities: electricity, heating, lighting and power.
  • Water rates: for communal areas. In many cases, water rates for individual apartments are also included.
  • Gardening services: upkeep of gardens and grounds.
  • Cleaning of communal areas: including communal windows.
  • Lift maintenance and inspections.
  • Contingency fund: including internal and external redecoration of communal areas.

How do I reserve a property?

You will need to pay £200 including VAT to reserve a property.

  • This holds the property for you for up to four weeks while the tenancy is prepared.
  • It pays for the administration and production of your part of the tenancy agreement.
  • It covers our administration costs in obtaining and processing the required references
  • Girlings do not charge additional fees for multiple tenants or guarantors.

Referees may charge you for providing a reference and you should confirm this with them before providing their details to us.

In the unlikely event that you change your mind within seven days of reserving the property, the reservation fee will be refunded less a our handling costs of £50. After seven days, the reservation fee is non-refundable. Just before your tenancy starts we will require a tenancy deposit usually equal to a months' rent. We also ask for your rent in advance, which can be up to 6 weeks rent depending on your tenancy start date. If this is going to pose difficulties for you please call our Lettings Team to discuss your situation.

The landlord is responsible for fees relating to the inventory, check-in and check-out.
